Century 21 Wildwood predicts healthy real estate market

Century 21 Wildwood Properties Inc. in Twain Harte is gearing up for a busy season of sales activity.

Spring, summer, fall and winter, broker-owners Chris Garnin and Don Sherburne predict the new and resale housing market in Tuolumne County will be the best it has been in years.

The stable local economy and rapid sales from feeder areas of the Bay Area and San Joaquin Valley translates to greater demand for year-round and resort homes in our mountain communities, said Garnin.

There is a healthy supply of resale home that are attracting out-of-area buyers. Local sales of existing homes have risen significantly since the last two quarters of 1997, and with long term fixed interest rates still in the 7 percent range, seller liquidity is now better than in the previous six years.

Garnin said the healthy Bay Area economy is producing buyers of second homes who have disposable income and see tremendous opportunities for purchasing affordable vacation homes in resort areas.

Century 21 Wildwood has specialized in foothill and mountain home sales since the company first started in 1981. The brokerage also transacts a large volume of land sales for future homesites and works with local builders in developing new custom homes for clients.

Garnin said demand for newer custom homes is an indication the local real estate economy is healthy, and the agents at Century 21 Wildwood are equipped to handle the business prospects.

The company also offers a California State real estate license course for people interested in taking the state examination, which is the first step in becoming an agent. The course includes college credit for the Real Estate Principals course, and thorough state examination preparation to assure student success.

The office recently received the Pinnacle Award from Century 21 Real Estate Corporation, the highest recognition for quality service based on surveys returned to corporate headquarters from customers of the firm.
